• Maintain loyalty to the seller's needs
• Tell seller all that you learn about buyers
• Keep information about the seller confidential
• Focus on the seller-client's property
 
Property Selection
 

If The Buyer Is a Client

• Find the best properties for the buyer-client
• Focus on the buyer's search criteria, narrowing the number of properties to those that fit them the best
• First opportunity to view new listings
• Your agent can be the greatest resource for negotiating strategy and comparable property identification

If The Buyer Is a Customer

• Get the best offer for the seller-client
• Limit properties to company listed properties
• View new listings after showing your buyer-clients first
• Agent is not obligated to go out of his/her way to look out for the buyers best interests

 
Viewing Properties
 

If The Buyer Is a Client

• Okay to give advice with facts about the market or the property
• Educate the buyer and inform them of even the smallest of details
• Compare competing properties so Buyer has all the information they need to make an informed decision

• Protect the seller
• Does not have to help the buyer compare competing properties
